Policies at a Glance

ADA-recognized service animals are always welcome at every Oceana resort.

Shared Policies Across All Four Resorts

Each of our four resorts — Anderson Ocean Club & Spa, Carolinian Beach Resort, Ocean Park Resort, and The Patricia Grand — publishes its own complete policies page (linked below), which is the authoritative version. The following standards apply at every property:

• In-person check-in begins at 4:00 p.m. on your scheduled arrival date; check-out is anytime before 10:00 a.m. on your departure date.
• An advance deposit equal to one night’s lodging is required at the time of booking. The remaining balance is due at check-in.
• Balances are payable by credit card only — Visa, Mastercard, Discover, and American Express. Personal checks and prepaid cards are not accepted.
• The credit card used for payment must be presented at check-in by the cardholder, with a matching government-issued photo ID.
• Free guest parking is available at every resort. Trailers are not permitted at any property.
• All four resorts are strictly non-smoking, including guest rooms, balconies, and public areas. This covers cigarettes, cigars, e-cigarettes, vaporizers, and marijuana. Violations result in a cleaning fee and may lead to eviction.
• ADA-recognized service animals are always welcome at every property.
• Some accommodations are individually owned, so decor may vary from website photographs.
• Special requests, such as specific rooms or floors, cannot be guaranteed.
• We reserve the right to cancel or modify reservations that result from a system error, pricing mistake, unauthorized rate loading, or other technical issue.

Cancellations & Changes

Carolinian Beach Resort, Ocean Park Resort, and The Patricia Grand: your deposit is refundable if you cancel at least 7 days before arrival; a $50 administrative fee applies to each cancellation. Cancellations within 7 days of arrival and no-shows result in deposit forfeiture. Once you have checked in and paid your balance, no refunds are available for early departure.

Anderson Ocean Club & Spa: advance deposits are non-refundable unless you add the optional Vacation Protection Plan (VPP) within 24 hours of confirming your reservation. Without VPP, a $20 fee applies to each date change, and an early-departure fee of $50–$150 (based on seasonality and room type) applies to stays cut short. Resort-Specific Policies

Anderson Ocean Club & Spa

• Guests under 25 are not admitted unless accompanied by a parent or official guardian.
• A $250 pre-authorization is placed on your card at check-in to cover incidentals.
• A 10% (plus tax) resort fee and a $7.50 per night (plus tax) access fee apply to all reservations, plus 13% sales and local taxes.
• Full-service housekeeping is provided every third night on stays of five nights or longer; daily service can be arranged in advance for an additional charge.
• Parking permits: one for 1-bedroom suites and smaller, two for 2-bedroom suites and larger. Valet parking is available for $30/day.
• Pets are not permitted (service animals always welcome).

Carolinian Beach Resort

• Your reservation includes buffet breakfast for two at Magnolia’s at 26th, a short walk from the resort (additional breakfasts $10 + tax; tickets valid only on the date issued).
• Free parking in the garage on Withers Drive, across the street from the resort. One pass for 1-bedroom suites and smaller; two passes for 2-bedroom suites and larger.
• Limited-service property — daily housekeeping is not provided.
• Pets are not permitted (service animals always welcome).

Ocean Park Resort

• Pet-friendly: small dogs (up to 40 lbs, maximum two per room) are welcome in select rooms and designated floors for $25 per day, per pet. Advance notice is required, dogs only, and breed restrictions apply — see the Ocean Park pet policy for the full list.
• Free parking in the two-level lot directly in front of the resort; one parking pass per bedroom.
• Entrance doors are locked from 6 p.m. to 6 a.m.; an entry code is sent to you before arrival.
• Limited-service property — daily housekeeping is not provided. Pool towels are available at the front desk.

The Patricia Grand

Two Oceana resorts welcome small dogs: Ocean Park Resort (up to 40 lbs, $25/day per pet) and The Patricia Grand (up to 20 lbs, $35/day per pet). ADA-recognized service animals are welcome at all four resorts at no charge.
